Hometown gives you, the owner, the flexibility to choose which services you would like Hometown to handle, essentially allowing you to create something that fits your budget. Monthly commissions for this type of service vary from 6% to 10% of gross monthly rents depending on several items, including property condition and the services the owner, investor, and/or landlord elects to have Hometown handle.
Hometown is equipped to handle all aspects of property management, including leasing the apartment, monthly collection of rents, lease enforcement, complete bill payment for the property, 24-hour maintenance and contractor estimates and conflict resolution. Hometown will conduct an initial, basic exterior and interior inspection of the property, free of charge.
This property management service also handles the acquisition of tenants. Hometown fills vacancies swiftly and efficiently with a keen focus on finding quality tenants by using professional screening. The tenant placement fee for filling a vacancy is 50% of the first month’s rent with a minimum of $300 per vacancy fill. If a tenant does not pay more than six months rent and vacates the property, Hometown will re-rent the apartment, free of charge.
